REVIEW YOUR LEASE BEFORE YOU START CUTTING COSTS

Before implementing drastic cost-cutting measures, bring in a commercial leasing broker or a real estate attorney to review your lease. Recently we caught a nationally prominent landlord trying to pass on an unjustified annual increase in excess of 37%. Most tenants never questioned it, they just paid it, Another commonly used leasing ploy, in most full service leases around the country is calling for the tenant to be charged twice annually for the same operating expense increases and three times annually for real estate taxes. If you confront your landlord on this issue you’ll quickly learn something about their ethics. Let this be a barometer when making your next leasing decision.
